Dongan Hills: the suburban rotation. — illustration

Dongan Hills was one of the first Staten Island neighborhoods to see postwar construction. Many of the small one-family homes went up in the 1950s — Capes and ranches and small two-stories with vinyl siding, attached one-car garages, and small concrete front porches. Above-ground pools in the fenced backyards. Quiet curving streets. Richmond Road winding along the natural contour with a quainter, slightly older mix of buildings climbing toward the ridge.

What's coming: the South Shore USACE seawall — the 5-mile, 21-foot-elevation project running from Fort Wadsworth to Oakwood Beach — ties into the New Creek Bluebelt between Midland Beach and Dongan Hills starting in 2028. That's not yet but it's close enough that the contractors who'll be on it are getting their fleets built now.

What the neighborhood does daily: the suburban remodel rotation. Pool installs, deck installs, roof tear-offs, kitchen and bath remodels, vinyl siding swaps. Small commercial buildouts along Richmond Road.

We're 20 to 25 minutes east-southeast via the SI Expressway → Richmond Road. Standard delivery zone — order by 4 PM, drop at the trailer by 7 AM.

Pool installers are a Dongan Hills specialty. Concrete bibs, rubber boots, knee pads, cut gloves on hand all day. Hi-vis class 2 around the truck and the staging trailer. Carhartt OJ insulated coveralls for the late-fall installs that have to wrap before the freeze.

Deck and addition work pulls the framers. Carhartt double-knee dungarees, Wolverine and Timberland Pro 6-inch boots, the cut gloves and the impact gloves at the counter. The deck guys go through Carhartt knee pads twice a season — we stock the gel inserts and the hard-cap Troxells deep.

Roof tear-offs in this neighborhood are a constant. The 25- and 30-year roofs are all hitting their ends at once. Cougar Paws for the steeper pitches, the Thorogood American-made roofer for the older guys who refuse to switch, the Carhartt OJ for the November finishes when the homeowner wants the roof on before snow.

Dongan Hills contractors run small. The fleet account opens at five items — net-30, volume pricing, delivery to the truck or the foreman's job-box. Custom embroidery on softshells and polos, in-house, no minimums.
